How it works

Today, buildings are often a black box.

Heating, ventilation and lighting work behind this door, often regardless of whether anyone is there. How well a building uses its technology has not been measurable until now.

We record every system.

One day on site or automatically from existing data. The assessment checks the level of automation for every system: operated by hand, partly automated or connected and demand-controlled.

Three indicators show where a building stands.

The Smart Readiness Indicator from the EU directive EPBD rates the intelligence of the technology from 0 to 100 %. Added to this are the building automation class according to DIN V 18599 part 11 and the automation class according to DIN EN ISO 52120, each from A to D. All from one assessment.

Many measures, many sources. What comes first?

Every measure has a cost, a saving, a return and a CO₂ effect. But it competes with others, some reinforce each other, some rule each other out. BAIOSS brings all sources together and orders them by the goals you weight. If the goals shift, the order shifts.

Set a target. Accompany. Re-prioritise.

A target value is set for one indicator by a set year. We accompany the way there, compare regularly with the target path and reorder the measures when the building goes off course. Every point below the path is a measure that has been implemented.

Today: data chaos. Nothing talks to each other.

The technical systems on the roof and in the basement have their own controllers, the sun protection is operated by hand, the lighting by switches, the charging point reports to the manufacturer’s cloud. Analyses across the whole building are not possible this way.

Sort, connect, network. The building at the centre.

BAIOSS assigns every system to its equipment and its room and connects everything into a semantic data structure with the building at the centre. Orchestrated, manufacturer-independent, readable by people and machines, directly usable by every planner and every trade.

Now data flows. Agents work with it.

Data streams from every system into the model, agents evaluate it and control back: energy, maintenance, comfort. This only becomes possible through the shared data model of BAIOSS. Every agent can be switched on and off individually, including those from third parties. Your own processes are rethought and set up as agents yourself.

Now it’s your turn.

All systems with a plus sign are clickable, in the building or in the list on the right. Every click moves up one level: manual, partly, automated. The display above the building shows whether the target is reached.

OnSite Solutions was founded in Karlsruhe and brings scientific findings from KIT directly into real estate practice. BAIOSS emerged from the German test phase for the Smart Readiness Indicator and is developed in Karlsruhe, by people who help write the standard.
